Crawlspace flooding is one of the most damaging — and most preventable — problems in Southern Maryland homes. The combination of low-lying terrain, high water tables, and aging housing stock creates the conditions for crawlspace water intrusion in a significant percentage of homes in Calvert, Anne Arundel, and Charles Counties.

Surface Water Intrusion

The most common cause of crawlspace flooding is surface water flowing toward the foundation. This happens when the grade around the house slopes toward the foundation rather than away from it, when gutters are clogged or downspouts discharge too close to the foundation, or when hardscaping (patios, driveways) directs water toward the house. The fix involves regrading, extending downspouts, and in some cases installing French drains to intercept surface water before it reaches the foundation.

High Water Table

In low-lying areas of Southern Maryland — particularly near tidal creeks, wetlands, and the Chesapeake Bay — the water table can rise above the crawlspace floor during heavy rain or high tide events. This water comes up through the soil, not through the foundation walls. A sump pump system is the primary solution for high water table intrusion. Battery backup is essential in these areas, as power outages often coincide with the storm events that cause the flooding.

Plumbing Leaks

Supply line leaks, drain line leaks, and condensation from HVAC equipment in the crawlspace can all contribute to moisture accumulation. A slow drip from a supply line fitting can wet the crawlspace floor for months before anyone notices. Annual crawlspace inspections catch these issues early.

Foundation Wall Cracks

Cracks in block or poured concrete foundation walls allow groundwater to seep in during periods of high soil saturation. These cracks are often small and not visible from inside the crawlspace without a careful inspection. Interior drainage systems and sump pumps manage the water that enters; exterior waterproofing addresses the source.

The Right Solution for Each Cause

Surface water: grading, gutters, downspout extensions, French drains. High water table: sump pump with battery backup. Plumbing leaks: repair the leak. Foundation cracks: interior drainage + sump pump, or exterior waterproofing. Most crawlspace flooding involves more than one contributing factor — a proper diagnosis identifies all of them before recommending solutions.
