Water softeners are the most commonly neglected piece of water treatment equipment in Maryland homes. Unlike a water heater that announces its failure with cold showers, a softener that stops working just means your water gradually gets harder — and most homeowners don't notice until the staining returns or appliances start failing.

Salt Maintenance: The Basics

Salt-based water softeners require regular salt replenishment. The frequency depends on water hardness, household size, and softener capacity — but most Maryland households need to add salt every 6–8 weeks. Keep the brine tank at least one-quarter full at all times. Use high-purity salt (solar salt or evaporated salt pellets) rather than rock salt, which contains impurities that accumulate in the brine tank.

Salt Bridges and Mushing

Two common salt problems: a salt bridge (a hard crust that forms above the water level, creating a hollow space below — the softener thinks it has salt but can't dissolve it) and salt mushing (a thick sludge at the bottom of the brine tank that prevents proper brine formation). Both cause the softener to stop regenerating effectively. Check for salt bridges by pressing down on the salt with a broom handle. If it's hollow underneath, break it up. Salt mushing requires cleaning out the brine tank.

Resin Bed Maintenance

The resin beads that actually remove hardness minerals have a lifespan of 10–20 years under normal conditions, but iron in the water dramatically shortens this. Iron coats the resin beads and reduces their capacity. Resin cleaner (iron-out type) should be added to the brine tank every 3–4 months in iron-heavy water. If your softener is installed before an iron filter (incorrect order), the resin will foul much faster and may need replacement in 3–5 years.

Annual Professional Service

Annual professional service should include: checking and adjusting regeneration settings, inspecting the brine tank and cleaning if needed, testing the treated water hardness to verify the system is working, checking the bypass valve, inspecting the control valve for wear, and verifying the installation order relative to other treatment equipment.

The Bottom Line

A well-maintained water softener lasts 15–20 years. A neglected one may fail in 5–7 years. The maintenance cost is minimal compared to the cost of resin replacement or a new system.
